Homeowners’ Association is looking for software for service charge billing

I am looking for software to manage service charge billing for our South German owners’ association. The association comprises 8 residential and 2 commercial units.

The software should meet the following requirements:

• Customer and owner management
• Generation of service charge statements based on allocation keys
• Breakdown of individual non-heating service charges, such as
• property tax
• refuse collection
• winter maintenance
• sewerage charges
• caretaker service
• garden maintenance
• street cleaning
• property and third-party liability insurance
• general electricity
• other
• settlement and invoicing
• monthly contribution adjustments
• setting payment terms (direct debits)
• digitisation, i.e. the transfer (from paper lists provided by an energy supplier and the municipal utilities) of consumption-based costs (electricity, heating, hot water) into the corresponding fields
• for residential and commercial units
• notes
• software for rent

One software workstation is planned. The system will run on MS Windows.
