Property management company seeks property management software

I am looking for property management software for my company for four buildings with residential and commercial use. There are 24 units, two-thirds of which are residential and one-third commercial. I am looking for a small solution that, in addition to property descriptions, also includes correspondence between individual tenants and owners.

The software should meet the following requirements:

I am in Switzerland and need to be able to convert euro amounts into CHF amounts. One software workstation is planned, perhaps two at a later date.
