We are a company in the real estate industry. Our services include the rental and sale of residential and commercial properties and, in some cases, land. We also manage rental and condominium owners' associations. We are looking for suitable management software for this purpose.

The software should support the following requirements:

  • Condominium owners' associations (WEG) - management
  • Rental and special property management
  • Management of individual commercial units
  • Annual and individual statements
  • Overall and individual business plans
  • Automatic accounting, i.e., retrieval of account statements – automatic posting (e.g., monthly maintenance payments are automatically assigned to the corresponding owners in the software according to the posting text + simplified dunning and litigation process; monthly rent receipts are assigned to the tenants and posted, etc.)
  • Invoices are sent for payment (linked from the software to S-Firm Sparkasse online banking software) and simultaneously posted in the real estate software in the specified account (posting text?!) in the property = no double entry accounting
  • Payment transactions / e-banking
  • Income surplus (possibly balance sheet) accounting
  • Document management system, such as form letters + use of templates from within the program
    • “Activities” filing system Linkable/assignable Automatic storage
    • Document archiving system
    • Possibly useful – not essential – link to Outlook so that history is automatically saved in the mail inbox and mail replies are saved with the relevant owner or tenant
  • Meeting and decision management
  • Rent adjustment management (rent increases, index, scale)
  • Deposit settlements
  • Repair management
  • Microsoft Office integration (Outlook appointments + email correspondence)
  • Comprehensive search functions
  • Easy to learn and convenient to use
  • Regular updates; costs should be manageable
  • Hotline from the software provider
