I am a self-employed property manager from southern Germany and am looking for a complete property management solution. Between 50 and 100 residential units are managed. Commercial units are not yet included.
The solution should meet the following requirements:
- CRM (for homeowners, tenants, tradespeople, notaries, etc.)
- CRM ideally linked to CTI or dialer
- Condominium owners' association management
- Management of special property
- Management of commercial units, if applicable
- Invoicing
- SEPA payment transactions
- App for owners and tradespeople (e.g., ticket system), preferably for iOS
- Accounting with automatic document recognition (including scanner connection) and predefined chart of accounts, dunning, and the usual functions such as annual statements, budget plans, etc.
- Identification of household-related services
- Interface to service providers such as Techem, Minor, etc.
- Monthly software costs should increase as the company grows - i.e., costs should be as low as possible at the beginning
- Local (on-premises), web-based would also be possible in principle
One software workstation is planned.
