Consultant seeks property management software for a private property management company

As a freelance consultant from southern Germany, I am looking for a suitable management solution for a southern German owner of residential units and private property management company. She would like to take over the management of the apartments herself in the future, which has previously been outsourced.

The software should meet the following requirements:

• Complete commercial property management for 25-30 residential units or rental apartments
• Complete technical property management for 25-30 residential units or rental apartments
• Tenant management
• Rental accounts
• Reserve accounts
• Service charge billing, heating - operating costs
• Financial accounting
• Correspondence
• Forms
• Local or web-based
• Purchase or rental solution
• Good service and support from the software provider

The online banking feature is not absolutely necessary.

Three software workstations are planned. MS Windows systems will be used.
